A flat roof membrane can last for decades, but its longevity depends on proper maintenance. A good roofing contractor can inspect your flat roof regularly to detect leaks and other structural issues, and make repairs when necessary.

Repairing a Leaky Flat Roof Membrane

A leaky flat roof membrane can be repaired by replacing the damaged material with new material. Depending on the type of damage, you might need to replace the entire roof membrane or only patch the area with a new material. If the damage is extensive and requires a full roof replacement, contact a roofing professional for advice and recommendations.

Repairing a Split in Your Flat Roof Membrane

Whether your flat roof is a built-up or a felt roof, it can be prone to splits and tears. These breaks can cause water to collect under the membrane, causing leaks and other problems.

To fix a broken section of your flat roof, scrape away any dirt or debris from the damaged area. If the split is long, use a ladder to access the area and carefully cut the damaged piece of membrane away.

You can also repair small cracks with an epoxy or urethane patch. These can be purchased at home improvement stores or online.

Apply a coat of EPDM roofing primer to the surface where you plan to apply the patch, using a paintbrush or a paint roller with a medium-nap roller cover. Be sure to extend the primer beyond all edges where the patch will go.

Alternatively, you can purchase a pressure-sensitive patch that comes pre-applied with adhesive. These can be a bit more expensive, but they may provide enough material to complete several repairs.

Before you begin work on your roof, dry the area to prevent moisture from trapping under your patch. If the moisture traps underneath your patch, it can form mould and cause further damage.

If your flat roof is a build-up roof, inspect it closely for signs of cracking, chipping or a dispersed layer of gravel or rock. This is a common problem in many types of built-up roofs.

Check for punctures, rips, seam separations, blisters and other imperfections in the membrane. Inspect nearby vent pipe bursts and flashing for cracks or other damage, as well.

Seal any cracked areas and gaps around drains and other structures with a weatherproof caulk. If the damage is extensive, it’s likely that a full roof replacement will be needed to keep your flat roof waterproof.

Repairing a Flat Roof with Rubber Flooring

The most popular roofing material used on flat roofs is EPDM, a synthetic rubber made from oil and natural gas. This type of roofing membrane is typically used on low-slope buildings and is easy to install.

It’s a single-ply roofing membrane that is either glued down or anchored with fasteners or rocks. This is often referred to as a “rubberized” flat roof.

Some people choose to install an EPDM membrane on their flat roofs because it’s affordable and durable. It’s also available in many colors and patterns, so it can suit your home’s aesthetic.
